In fact, from what you are indicating, it would be well worth the price of admission to have a real estate attorney go over each of your transactions to be sure they are defensible in your jurisdiction.

The point is, and by your own admission, you took a photo or multiple photos, read into the order and process of the electrical work which clearly is a misinterpretation on your part, and then posted advice on an issue that you really have very little to no experience with from an experience 13 yeas ago which you did not disclose initially, only after you were called out.

By their own admission it’s really not. 20% vacancy, substantially under market rents, deferred maintenance, lack of advertising, I’m thinking Airbnb 2 out of the 29 units since 13 are townhouses and Airbnb is doing well in my area.It’s a mix of duplexes and townhouses Based on others who are wholesaling Multifamily in Houston I’d say I could conservatively net 60-70k wholesale
