when is the best time to make a transition from learner to invest

HI,

I just started learning about Real Estate investment, an I feel the passion!.

I am reading the material here , and also some books and webinars from various places I don't want to be stuck in the learner's stage forever and already eager to find my first deal.

MY questions is, what do you think is the absolutely  set  of fundamental  concepts and material that a beginner investor must know before he should leave the 'learning phase'

thanks!

Yuv
