Twenty of the the homes were BRRRR and two were full conversions from single-family to assisted living. 

Omni Key sells mainly single family with some duplexes, and advertises off market deals on new construction and in fill properties.

I love partials for minimizing discount on notes (and to keep some of that interest rate working for you). 

I would suggest to sell the condo and reinvest into a single family home. 

I love Racine and see great growth coming in the next few years.I'll contact you next time I go there.

The pro development and affordable housing advocates use the term NIMBY, but I suspect it is the rare person that buys in a single family zoned area that would be thrilled to have 17 units (qp16 additional units added) in the lot next to them.My initial protege was the land source on this effort.  

I have an idea of an initial investment and returns I would like to hit, but would love to speak with those of actual experience to see if my numbers are realistic.

There are more factors than just the community (#beds, level of theming, location to the amenities, style of home (single family, townhome, condo) and others) But I would strongly advise to stay within some of the same communities you mentioned like Storey Lake, Windsor Hills, Championsgate and a few others if cash flow is your goal.
