New Investor Scaling Through Care Homes and Assisted Living
Hey BP community,
Excited to join this amazing group of investors! My name is James, and I specialize in the care home and assisted living space. Over the past decade, I’ve built and managed purpose-driven homes in CA that serve communities while generating stable, long-term cash flow.
In addition to running care homes, I also consult with aspiring care home owners across multiple states, including Texas, Arizona, and Michigan (Detroit area). Helping others navigate this unique and impactful business model has been a rewarding part of my journey.
Now, I'm looking to scale by incorporating the BRRRR strategy—acquiring undervalued properties, rehabbing them to meet care home standards, and refinancing to reinvest. My target markets include any region in California, and I'm always on the hunt for properties with strong value-add potential.

- Square Footage: Ideally, at least 2,000 sq. ft. to ensure enough living space for residents and staff.
- No Stairs or Pools: It reduces liability and keeps the home accessible for everyone (this is just my preference).
- Corner Lots: I love corner lots because they often provide extra parking and outdoor space—both of which are critical for families and visitors. At least for me the biggest complaints are my staff, visitors, etc. parking in front of their house.

We’ve collaborated with veteran services, regional center disability advocacy groups, and hospitals to ensure we’re meeting a real need in the community. Building these partnerships has not only helped fill our homes but also created long-term stability in our business model.
