Now I am approaching retirement age and still have my investment properties laden with mortgages.

We replaced the sink, faucet, added open shelving, lights and of course counters.

I’m getting tight on budget and want to make sure it would be worth while to add cabinets/shelving before I do so. 

They're big, hulking beasts that ruin a room's flow.I'd much prefer some shelves in a closet that closes.

@Michael Smythelools like it did not advance and is shelved until next year.

Clean up, paint, make it look nice, organize etc.put a salaried manager.Empty shelves.

Experienced something similar with a property that had built-in wooden shelves in the shower with a light coat of paint over it.

Another thing, if you plan to try to wholesale these.... you're probably much better off just closing on them (at the right price)... they don't fly off the shelves...
