With all due respect Mr Moderator....If it were that easy, I would have done that Everyday of the week and twice on Sundays. 

You will be able to find great and helpful information here.I would recommend that you look at markets that are not as established and showing strong population and job growth. 

So no Board, nothing to manage except State law...the organization docs for the HOA should have identified when the developer maintained control, the terms for it to be turned over and at turnover you would establish a legislative body which would be the Board...

I do feel like anyone serious enough will just take the two minutes to answer the seven questions, which basically just establish if they meet the minimum requirements (3x the income, Credit Score, No Pets/Smoking, etc). 

New realtors, new realty companies, new PMs aren't going to have those established relationships and *no* PMs give up the names of their people to anyone else because getting good people is difficult.
