Hi All, Been focused on sourcing off market industrial warehouse deals in the Phoenix area, but we've been digging up a few deals that are too small for our PE partners, specifically multibay industrial properties that are under 15k Sq/ft.

I don't see value in paying 100 PEI won't live till 55 so what's the point of a 100 PE "before I get my money back" per se heheI see investing in stocks like buying the entire business.

@Mike Maxwell This link explains CA'S stance relative to your situation:https://www.ftb.ca.gov/file/pe...I would file in MO even if the rental operates at a loss.If your wife did not physically work in VA and there's no VA withholding, there likely won't be a VA filing requirement.TX does not have a state filing requirement.

But in response to your first post, your 2 thoughts are sound: a house hack will be something you could do tomorrow and will benefit you immediately and meanwhile learn more about syndications and PE if you're time is better spent at your day job (do what you do best, hire out the rest).

📈 Preferred equity (PE) is the layer of a capital stack that sits in between common equity and the senior debt (or sometimes Mezz).Since we always read the capital stack from the bottom up, we can see that senior debt is always paid first, then preferred equity, and then finally common equity.Often PE investors are providing a large chunk of equity, and therefore, want to get paid first (preferred position) before the common equity.By getting paid first, the PE provider is in a less risky position compared to the common equity investors.✔️ Important: PE is interesting because it has characteristics of both debt and equity.
