The market is always evolving and there may be good deals to be had near term or you may need to wait a while, depending on many factors like interest rates etc.

I agree with everything mentioned by Carlos.  

There are more buyers for SF homes, but Multifamily properties typically cash flow better as you mentioned. 

As mentioned elsewhere, as much as you're able to do so now, handle all estate matters so you can avoid probate.

Or. if you can’t wait that long. 

Stuff that may be a head scratcher as to "well why did they not mention this at all, I mean, holly-cow this changes everything". 

Or should I wait it out a couple of years until I have a larger amount saved up.

Throughout this entire time, I waited tables and bartended at night to pay rent.

My contractor has gotten impatient waiting for him and has started taking matters into his own hands (he did the jack hammering of the floors which my plumber said had "complications" and would "take forever to get through"). 

If I wait until accumulating enough cash in the account to buy another note, this will kill my yield.
