It was all really quick, and the time to complete everything happened a lot faster than I expected (which was a good thing).I was worried at first that I had to use all the partners that Rent to Retirement had, but it was really easy for me to shop around for different lenders with different terms and rates, insurance providers, and property management company.

Do shop around though and see what you find!

I'd start shopping around for terms and building relationships sooner than later. 

As well as coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and Land Grant. 

Looks like that tenant was running some sort of 'consignment' living space in the basement.  

@Steve Meyers I’ve been running this with some success with a local cincinnati agent on 2+ units and nationally with a commercial broker for shopping centers.

Shopping your insurance and protesting your taxes are a couple of easy things you can do to reduce expenses.  

There are best practices on certain items that provides a guidelines.Commissions are always negotiable like any other services, you can shop around for the best value for money.All depends on the risks that you are willing to take.

So if your rate did go up it would limit you on being able to shop.
