Are there any red flags or common mistakes investors should avoid when reaching out?

Unfortunately experience means you've made some costly mistakes :-) So, to avoid those costly mistakes, when I take on a new approach in investing, I buddy up with someone that already has experience doing them.

I've been estimating for my electrical biz for over 32 years now & I still make plenty of mistakes lol.Just between you & me....we still call em guesstimates lol!

There's a lot of things im unsure of and any small mistake will hurt since things are tight make more friends that have money, see if theyre willing to do the deal with you if you can find a way to make them money without them having to do any work. 

Been there and made those mistakes in the past haha.

We made a lot of mistakes like working in the wrong order and doing work just to keep my employees busy.

I made the mistake of letting someone get in one of my first units that was a bit off the 3 times, they were great tenants very kind and enjoyed their stay and experience with me, but could not afford it when I increased the rent on them, which is something you will have to do because of rising insurance/tax costs.5.)
