How do I your/screen potential tenants effectively?

I have recently listed my property and I'm getting several inquiries and I was wondering what the best method of screening to touring should look like? 

Initially my thought process was having them fill out an application through Zillow before touring the property, but I could see how that can turn people off to come to the showing. But I also don't want to waste too much of my time but showing my unit to people who wouldn't qualify. I have all of my *bare minimum* requirements listed on my listing so maybe funneling them to the showing asap and then getting them to fill out the application would be better?

Any thoughts and insight would be awesome. Thank you!
