After a couple of months of initial downtime it's been fully rented (even during the rehabs) & hasn't yet had a vacancy & it's now a CASH COW.KARMA......this same Bldg. inspector then had a fire in the basement of his home because he wired in several old discarded fluorescent lighting fixtures, (complete with outdated ballasts), that he picked up at a garage sale.

If both heaters are on "low", you'll probably get away with it... as long as there isn't too much other stuff on that circuit.As a comparison, one space heater on "low" is equal to about 53 compact fluorescent "60 watt equivalent" lamps, or 77 LED "60 watt equivalent" lamps.

Personally I would replace in this order with more changes for higher end markets-1) Replace the old fluorescent kitchen light that screams early 90s that makes everything look terrible and pop in a few recessed LEDs.

Better yet, go buy some LED bulbs and install them in common areas- replace incandescents, halogen, or fluorescents.

LEDs are also the most efficient option, using about 1/6th the power.If the property isn't worth upgrading all the lighting to LED, compact fluorescent (CFL) would be my next choice.... for a rental.

Regardless of someone's experience with a "photo of your house" type mailer, your mileage may vary.Someone's "photo of your house" mailer may crush it, someone else may do great with long form professional letters, and someone else may do well with fluorescent yellow postcards.
