I am not an avid golfer but a ton of people visit us especially in the cooler months here. 

If you want a restaurant in there, typically, as the landlord, you are footing the hood system, walk-in cooler/freezer, fire suppression and overall fixture work for the tenant.

They'll eat out quite a bit with their barnmates for dinner, but will likely do breakfast at home and pack coolers to keep at the showgrounds for lunch.

The bedroom was hotter/cooler during the day, but wasn't an issue since we weren't in there.

You'd also be closer to a cooler spots in Houston, in my opinion.
