Here are my responses to your questions1) Not my area of expertise, but the numbers on this are very strong2) I'd generally lean towards building the CFM, but strategically selling some properties when someone gives you a offer you can't refuse.3) Most HMLs would lend you 75%-85% of your purchases prices plus up to 100% of the rehab costs (though some HMLs like to see the rehab costs at or below the purchase price).

Phoenix is awesome (Especially if you are looking at the 6 cooler months lol).

I assume mountain towns are my only option for cooler in the summer without humidity. 

There are two large community pools, which are heated during the cooler months, tennis and pickle ball courts.The minimum STR period has been reduced from a year to six months.

And I think a lot of companies will realize that productivity is generally higher in cooler climates.

In my area (near the beach) its mostly families and they want cabanas, baby items, chairs, coolers etc that we do not provide but I have a local vendor that delivers and picks up these items and charges a few dollars per day for each item, and give me a 20% referral. 

I call it "strategic" leverage, to make it appear cooler. 

Once the concrete absorbs the cooler temperature, it stays very comfortable. 

It is easy to get upset as an owner, but cooler-heads are better.

Usually in the summers the basement is cooler, and colder in the winters.
