Equestrian Community Properties

I'm currently working with clients who are a part of the equestrian world and I, myself, live only a couple of miles from the Great Lakes Equestrian Festival. I'd love to tap into the knowledge and experiences of this community to not only help them find the perfect spot but to also utilize my home as a rental during the 6 week festival. 

  1. Property Features: What are some key property features and amenities to look for when purchasing a home for equestrian use? Are there any specific considerations related to barns, pastures, or riding arenas that we should keep in mind?

As @Jana Cain says, you need to determine what type of horse people you are dealing with. Down by me, it is 100% western/cowboy, and yes, the English hunter/jumpers are more finicky, fastidious and spoiled. The Cowboys could care less about most of that stuff...except that they take very good care of their horses.

And yes, good fencing (pipe) and footing are a must.
