What strategies did you take with private money in terms of refi, seasoning period, pay back methods to the lender?

No DTI, no seasoning, no asking about every penny you put in your account and where it came from, etc.  

Without a strong tourist season, it could kill them off.

I like to learn from people who are seasoned, which is not a problem.

I've spoken with a couple of local real estate agents, lenders, and a very seasoned investor, and most leaned towards "window shopping" for properties until the pandemic dwindles down and the economy is back stable.

Usually the seasoning period is 6 months - 1yr but I know there are lenders who only require 90 day seasoning.

I am a seasoned real estate investor looking to scale. 

BTW - you have to know that any seasoned investor will not pay full retail for any buy/hold property, right? 

I believe this way the ownership of the LLC changes NOT the purchaser of the short sale which avoids seasoning.
