Bad debt is a liability that doesn't provide any income to offset it, and bills keep coming no matter the situation (auto loans, student loans, credit cards).  

That is what is going on with home and auto insurance at the moment.If you have friends in the industry check in on them they are not ok lol. 

Generac makes some decent whole house generators with auto transfer switches.

Nest X Yale is also a good lock but does not auto generate codes 

The longer they’re in, the more damage they can do, so it makes a lot of sense to me, gives them a monthly reminder to treat the place well (unless they auto pay their rent) and more incentive to keep the place nice. 

but remember this still requires all your auto, boat, rv, homes under your name will need their own active policy.I'm also from NY and currently have investment in Indiana and PA..but not Philly. 

You can connect QB to your business banking account (your business accounts should not be co-mingled with personal accounts) to auto import transactions.  

One policy covers yourself (e.g. auto, primary home) AND your rentals.The umbrella policy provides liabiilty insurance OVER AND ABOVE a base policy. 

I must be missing something....So if a person has a W2 job and then starts a REI business....they cannot deduct their auto mileage for the miles they drive doing REI ?

They can pay there bills, auto repairs, expenses fine but still end up with very little left.
