So yes, he did admit that no one else in the time we had been in discussions had made an inquiry, so your assumption to know better is ignorant.And yes, I did read the posts from other people, but the point is, Airbnb shouldn’t have to pay for cancellations.

If so, your assumption is not correct if the only facts that change are you're making your SMLLC a MMLLC.Highly encourage you to get the details from your CPA and understand them before pulling the trigger on this.

My assumptions for this: 1) Multifamily investing is more expensive, thus requiring 25% down of a higher price that frankly I can't afford right now. 2) Banks will only give a 75% LTV on an investment property that is 5+ doors.3) Management fees will ruin my bottom line (if I can't negotiate a lower percentage for multiple units).4) multifamily properties need more work at the price I can afford. 5) I should walk the properties before I buy, but that means going literally anywhere else since I live in Cali.6) I don't want a JV or partner.

And it's always best to do your own research instead of trusting some software developer's ideas of numbers anyway - currently the hard data is protected by the OTAs and not available for public consumption (which is why AirDNA is not very accurate, as they must make assumptions based on what data is publicly available).Figure out your market and then start drilling down on the numbers.
