Inheriting tenants with pitbull

Just closed on my first duplex in Fairview, OR. Both units are occupied and on month to month leases. I would like to keep both tenants in place. One recently adopted a pitbull without notifying the previous owners. I am willing to keep the tenant IF and only if they agree to rehome their dog. What is the best approach if anyone has been in this situation before.

You give them notice to cure or quit. Either they get rid of the dog or they must move. Give them 7 days to get rid of it and if not you post notice to evict. If they do get rid of it you will need to do regular inspections to catch them when they bring it back in.

Bottom line is you do not want to keep the tenant with the dog unless they get rid of it. That is not negotiable and it will be their decision not yours as to whether they choose to stay.

Personally any tennat that brings in a pet without first asking permission is one you probably do not want but you will learn that after you have been in the business longer.
