I keep coming back to it for the benefits, but then get scared of pulling the trigger after hearing the horror stories of things that could and have gone bad, but never pulled the trigger after hearing the good stuff.  

It was a 1031 exchange and our attorney handled it flawlessly, even when a few wrinkles (tenant not leaving when the lease was up, cash for keys, a cleanup holdback at closing that could have triggered capital gains on the holdback amount).It all eventually worked out for our client's benefit and a big part of that was having a staff attorney.

The idea of wholesaling is triggering my interesting more lately, as it seems like the a nice introduction to RE.

I want to follow a master.  2 days driving for $s and no escrow,  perhaps you hit a dry spell? 

It's very dry stuff but good information for any kind of investment. 

We are still a little ways out before pulling the trigger and building our team will be important between now and then. 

I'm looking forward to working with each of you on BP since it has provided so much in return already = podcasts, blog posts, materials, videos, forums, etc.Currently located in Dallas and although it's pretty obvious the inventory has dried up and seems like everyone is an investor, I'm motivated in connecting with the right people and resources to facilitate success.

Unfortunately, the accent triggers the scam shield to go up and it can be difficult to get past that.  

I would say for beginners, avoid anything which doesnt show green in the map.haven't pulled the trigger on out of state investment yet though.Hiren
