Need help to get started

Hello my name is tom. And over the past year and a half i have done countless reasearch, watching videos, and reading books ok real estate. Im really motivated to get started. But im very scared to form the snowball and get things rolling for fear that the snowball will break. Im scared that im going to fail and i will send myself into a huge amount of debt. Im looking at multifamily homes for anyone but also able to get some navy folks as tenants since i am in a navy town. In addition too i would like to get into student housing for all of the schools within my state since connecticut if fairly small. I would like to manage all thw properties myself and once i have sufficient income i will quit my job and go full time investing. Once it becomes too much to handle i would start hiring property managers. I always like to think long term. But my current goals are to be able to quit my job within the next 6-7 years
