As far as a partner, I have not entertained it - however, I am exploring the possibility of private financing which will assist in substantial upgrades/repairs and account for initial vacancy.

The better reputation the have the better off you will be.  

You can use them for investment properties (SFH only, I think) and finance up to 95% of ARV.You can explore owner financing.

First of all commissions are negotiable.Second a majority of commercial brokerages offer a co-op because it is just GOOD BUSINESS and in the best interests of a seller to do so.Some brokerages and there are a few on the commercial side have a very bad reputation for dirty dealings with other brokers.

We are just trying to explore the different neighborhoods and get a feel for everything thats going on here in the area.

So one of the last things I'm exploring before starting wholesaling is exit strategies.

I came to explore Bigger Pockets, looking to network with like minded people to talk about what they're seeing in real estate, where you think we'll be in 2 years and get advice and help out when I can on real estate matters.  

I do have a clause stating that I can back out of the deal if I'm not able to assign the contract, but I kinda think that ruins your reputation and I really just want to exhaust all my resources and get the deal done.

And they are a reputable company.My purpose in this post is simply to be aware of other commercial lenders in the market.
