@Dan G. thanks for the info, I have met Rob Rowley before through another investor that I know in town.

In plain english, ain't nobody gonna make then do a dang thing they don't wanna do.  

Enter a maintenance request, assign a vendor, attach a fake invoice.

I make pretty dang good money right now but I hate what I'm doing due to the horrible weather here this year.

I got my first tax sale certificate on May 23, 2017 and the owner sent me the redemption paperwork but i did not sign it because i was waiting to hear back on the invoice of expenses i mailed to them.

Hemlane provides an actual service (assuming "Smart" plan is used) where they receive the request, work with the tenant to figure out what's going on and try some basic troubleshooting and then if needed call in the professionals and make sure everything is done to the tenant/owners satisfaction (pictures, invoices, etc.).
