The commitment of a mentor is an act of taking a risk of investing time, effort and experience on someone, who may be just another person chasing today's shiny object before they disappear in pursuit of the next shiny object in short order.I'm not saying these things to discourage you, but so you manage your expectations and if investors aren't lining up offering mentoring opportunities, don't take it personal.

Markets go through cycles, it is what they do ... you are better off learning to invest throughout the cycle IMO rather than chasing markets that you think are some how in a different place in their cycle or immune to them.

the value to redemption rights in Orygun is simply to speed up time... you have investor that do nothing but chase the rights acquire them then go to auction and when someone buys the property they approach and negotiate to sell the rights for a fee greater than they paid for them.. this allows the successful bidder to proceed without having to wait out the redemption period...

The two main reasons are 1) there are too many guys out there doing this full-time, focused and very entrenched in each local neighborhood-getting an edge to find below market deals is difficult; 2) way too much capital chasing very few deals which lowers yields to the point where break-even is even considered a deal.

Last year I purchased a property on auction.com that was a Chase Bank REO.After closing on the house the first thing I did was go to the neighbors house and introduce myself to the homeowners next door.
