I have to think there are some qualifications to immigrate as opposed to our immigration that is partially legal and a ton of illegal.  

That said, still disclosure required given a donation of the property, and the need to have a third party appraisal performed, the appraisers qualifications, and depending on the amount, attach a copy of that appraisal to the tax return. 

Also, from our experience, tenants agents bring the most qualified tenants as most of them go through pre-qualification process before scheduling tours.

We have learned over the 4 years to list the qualifications, also.

Out-of-state lenders almost always require coaching to understand the local nuances of paperwork, pre-qualification forms, Loan status updates, funding, etc.Having done plenty of each, an excellent local lender is just smoother and will typically be the first choice.

Using Rental Income for Qualification: If you plan to use the rental income from your first property to qualify for the second mortgage, lenders usually require a signed lease and a history of rental income (which you might not have yet).

Qualifications are based on the rents covering the full mortgage payment. 

So, now a little of my new perspective being with a PM: you most likely don't have the skills or the bandwidth to do the underwriting/qualification of an applicant sufficiently to bring the risk of delinquency and/or eviction down to where your stomach can handle it. 

I do not have deals, just gathering  a bunch of qualifed leads looking to put under contract.

I talk to each individual and go over the property and qualifications to make sure we will be a good fit.
