We researched other niches only to turn back around, literally a 360’, to want to master the art of wholesaling.Now We are in the stage of getting our plan together, We found so many tools to help wholesalers, but my concern is what contract is best in Milwaukee to use or does it matter also, We would love to know a good lawyer and title company to use. 

Fire them, move on.Same as contractors: many are lousy, few are good. when you find the good ones leech onto them like a stage 5 clinger.Don't let the obstacles hem you up too much.

And then who knows what happens after the property inspection and lease review stage...sometimes I do it all over again.  

Do you think we're in the late stages of the cycle in your market when you can start whole-tailing due to lack of contractors and HOT seller's market?

@Derek G. and @Greg Scott, to add my two cents' worth, I've been sued before but my insurance handled everything and there was no excess liability.

With assets in excess of $3.5M, they were hesitant to give me a $105k cash-out refi loan on a $145k rental house.  

The property is located in Northfield, MA - 2,900 square feet, 4/5 beds, 2 baths, 1.34 acres - quartz counters, marble backsplash, stainless appliances, bamboo floors, 2 decks, whitewash shiplap and completely furnished/staged (I am also a realtor and home stager) - very high end look.

Trust is 8 years old so seasoned, holder of several mortgages and owner of a property valued in excess of $300K.

Stage the home if you have anything already in there.
