Starting Wholesaling in Milwaukee

Hello BiggerPockets, Although I don’t post much I read a lot. I’ve learned the most in the discussions, podcast, and some of the webinars. 

My husband and I are really looking forward to opening the door to real estate through wholesaling.  If God wills it, we will be starting our Marketing in 2 weeks. We would love to meet other wholesalers in the Milwaukee area.  We are open to advice and are not too head strong that we can’t learn from others.  Our plan is to eventually accumulate rental property or whatever the journey of real estate take us.  

We’ve been researching about real estate for about a year and We shunned wholesaling for a while, because we didn’t understand the purpose of a wholesaler. We researched other niches only to turn back around, literally a 360’, to want to master the art of wholesaling.

Now We are in the stage of getting our plan together, We found so many tools to help wholesalers, but my concern is what contract is best in Milwaukee to use or does it matter also, We would love to know a good lawyer and title company to use.

@Latesha C. As someone that closes alot of deals in Milwaukee, don't send out a SINGLE PIECE OF MAIL!!!!! GET ON THE PHONE!!!  When you send out mail and pray for a seller to call you, your playing defense.  Get into these sellers faces.  and everybody is doing that. COLD CALL.  get with a solid realtor, ask him/her to put you on a mls drip where you can see expired listings(Seller) and sold properties(buyers) or go to the county court records site and research resent evictions.  get the address of the owner and skip trace their number and get on the PHONE!!!  SAVE YOUR MAIL CAMPAIGN MONEY.  TRUST ME!! I don't spend a penny on mail.  Never have/Never will!!!
