Lender for a Trust-Preferably an institution.

Looking for an institutional lender that will lend to a Trust. Trust is 8 years old so seasoned, holder of several mortgages and owner of a property valued in excess of $300K. Looking for about $250K loan. Have tried a couple banks with no result. Ideas or leads?
