It is possible, at in least in my state, CA, for the Final Order for Distribution to include an "Omnibus Clause" which gas been signed by the judge or other bench officer.

But you are probably going to be hard pressed to find a private lender to lend on your own primary residence, at least legally.

I'd be hard pressed to get better terms, even with an FHA first time homebuyer.

Until he proved me wrong, I'd go into this expecting a sales pitch of one sort or another.Not saying I wouldn't meet him, but I'd be prepared to politely cut the meeting short if it turned out to be a full-press sales pitch. 

Not to mention, you are going to be hard pressed to fill them in the summer.
