i appreciate the quick reply, i recently started looking into hard money lenders but they seem steered more toward flipping properties a little more short term, but i could be wrong i am scrambling to learn as much as i can *though i will never know everything* but i feel that getting funding understood and ready is better than trying to find a deal without it.

Credit is viewed as to the situation, BK due to medical bills is almost ignored in reality, foreclosure is still an issue but understood and, what ever the issue was must have been cured, such as a death or cancer cured.

@Joshua Dorkin I understood that - I should have said that I don't see the value proposition for property managers or for investors.To clarify, my question is what need would a BP property management certification fulfill for investors that isn't already met by finding a property manager who is NARPM or IREM certified?
