Funding 3rd property.

Hello BP world, i am recently new to BP but have been working my way into REI for about 3 yrs now, and have realized the 1 problem most people experience in REI is funding. i seem to be at a stalemate, i own free an clear 2 properties excluding my primary residence. and with my credit score being a honest 591 none of the lenders i have spoken with look beyond that. i have been looking through BP blogs/forums/vids. for weeks. but do not seem to have a clear answer on how to approach the banks in my area to get the funding i need whether its a mortgage or a equity line/loan or maybe something i am not seeing. (lost in information). i want to deal primarily with buy and hold/land-lording to build a strong pipeline to live well on. so far my first 3 properties are.

property 1   4bd - 2 bath home on  .9 acre lot,  currently live in with a ridiculous mortgage that i was suckered into.  mortgage is currently $141,000  4.26%  with 25yrs left to go.   est value $184,000

-these 2 are free an clear.

Property 2   3bd -  2 bath mobile home on  0.4 acre lot, rented at $775   est value  $86,000

Property 3   5bd - 2 bath duplex on 0.8 acre lot,   3/1 upstairs rented at $700 .   2/1 downstairs rented at  $650   est value $129,700.

most properties i see pop up on the market in my area that just need minor TLC to get a renter into are between $60,000 -$115,000 it has proven to be a roller coaster area for prices. most properties under $60k are either land, or for you guys/gals that flip. i have many years experience with remodels, building, and just general trade skills so putting some hands on work into a place does not bother me at the moment. but without funding i am a loss for how to keep moving forward to reach my goals. my credit score does not look like it will be improving much any time soon but i have read many posts were people did not need or even factor credit. central Pennsylvania seems to be a rough lending area with not much going on in the way of REI meetups so it has been difficult to connect with investors / lenders / agents in my area. just recent fount BP and i did ask myself : why did i not know about this site with all my nights on google. : =) i could be over thinking my problem. but that's why i am here, more eyes on the situation the more knowledge/exp to see a solution. any ideas or insight is always appreciated, even welcome constructive criticism. thanks!

@Jay Barndt I agree with @Josh Parra on working on the credit score. He mentions Credit Karma which I use to monitor my credit with too. Josh is also correct about the local REI meetings:

I have not been to any of the meetings yet either.
