It's a single TH, why pay someone to collect a check (do it for free with Cozy or similar service).

The ARV is around 110-130K and I am looking to keep it as a BRRRR rental.My plan:I am planning on airing out the crawlspace and turning on the utilities to have air circulating throughout the house for starters.

@Roxanne McClain   If this is your primary residence, I've found having screens on doors and windows beneficial, lets some cool air in and the bugs OUT!

Your real estate agent should have some great recommendations for these service providers, along with the trade-specialists (like a heating and air person, plumber, etc) for follow-up inspections in case the general inspection shows a need for follow-ups.Best of luck!

At any rate, I've recently thought about doing a cash out refinance on the property to pay for upgrades(central heat and air, kitchens, baths, etc.). 

For those of you who have some experience with this, where do you get the best return when comparing going all out and putting a new furnace, ducting, and forced air to leaving the wall heater and replacing the swamp coolers?

- add central air or replace window a/c?

Is it possible to send someone in like a property manager or contractor, or maybe even go in yourself under the pretense of "We need to check the air filters" or something random to make it sound like you're looking out for their interest, but in reality, you want to see if there is any apparent evidence of drug use in the residence. 

I don't know about other apps other than Cozy and Tellus.
