If they are month to month tenants, all you simply have to do is provide a rental increase package upon closing and they can decide to accept the new rents or leave (depending on the state, you have to give them a 30-60 day notice).

I believe the license requirement only comes in when you keep repeating this type of work..After the package has closed and you continue to contribute you should be compensated differently, either like a GC with a percentage marktup on the work done or like a PM.
