I have also connected with several agents and got access to the MLS where I have been finding my deals.A couple times I've been close to getting an investor to not only take interest in a deal that I've found but also give the green light - but I still haven't gotten that, along with their POF, to get a property under contract.I recently lost my job and my goal is to make my way wholesaling, but I am finding it is taking too long to get the results I needed to close a deal and get a wholesaling fee to make a living.

Like when you call to these people you don't know, one thing youd like to do is to be natural and honest but I don't know if I'm allowed to tell the truth about where I'm calling from when they asked and it actually makes me uncomfortable sometimes because I do not know what to say and your words here gives me light.  

Was thinking of replacing with a grey roof and maybe paint the brick white or a light grey.

Redo the hardwoods throughout the main floor, paint the whole house, put on new doors, and replace all the light fixtures.

The temp lighting is up and the house is down to its framework at this time.With that being said I've ran some numbers in my area and considering the prolonged timing I've seen this house go untouched I thought, "what the heck, I'll hunt down the owner."

Can anyone local or who is familiar with this area shed some light on this?

Sometimes when tenants know the home owner is the person in charge, they don't take "warnings" seriously.

I often hear people warn of being overleveraged if the economy has a correction. 

Thank you all in advance for those “lessons learned.”David - I never purchase the land until I get all of the entitlements and permits and hi Ty the purchase price of the land to the density granted so if you get less than you’re looking for you can reduce the purchase price.Also I begin with the end game in mind and make sure that I have Builders lined up ready to take down the lights when I’m finished so I know what my profit is in advance.If I’m building the houses and developing the land I make sure the market can absorb the inventory at the price point I am projecting and I work everything backwards from there. 

I’d love to do a light rehab or purchase 1% deals I want to buy anything from 2-12 units.
