You were upfront about there being no vent and needing to use a ventless option, so you don't have to install that for them or even split it, but splitting it probably is somewhat fair. 

@Chris Brown, I don't invest in GA, but not how we do it in Ohio.All deals need to go through a title company.  

There will definitely need to be a reno budget to, at the least add bedrooms, and I am looking to stay under 400k.
