Maintenance and repairs systems

Hi all!

I was wondering what's everyone's process when maintenance or repairs needs to be performed in the rental property. To be specific, how is entry to the unit communicated, status of the work order, and payment processed with the contractor? This is my second year being a landlord and the amount of maintenance and repairs for my rental have went up. I want to develop a system where I can handle the maintenance and repairs through my phone without being there in person. I appreciate the tips and tricks!
