New Roof Debate

I am no contractor by any means. 31 years old. I own 3 buildings (7 doors). I'm specifically asking my question surrounding my 3-unit residential building. I got a great price on it. Owned it for 2 years now. Cash flow is minimal as I live in 1 unit & work from home. Does allow for me to save quickly. Without me living it in, it cash flows $700. It's in need of a new roof. I plan to hold this property towards retirement as it's in the area I grew up (obviously anything can change).
I am receiving conflicting statements from contractors/friends/family on which roofing option to go with. I'm trying to decide between the corrugated steel roof (exposed fastener) or standing seam steal roof. The cost is roughly $10,000 more for the standing seam. Also, my insurance company said it would be the same rate regardless which option I go with.

or do I stick with the cheapest option upfront like a shingle roof

Obviously the upfront cost/future cash flow will be hurt the most by the standing seam steal roof (although it could assist in resale value)

Does anyone have experience on roofing or an opinion which is most ideal for this scenario?
