However the good news is, as Conner points out (and Lauren who was apparently typing as I was...edit), you may not have to pay any capital gains anyway because a capital gain from the sale of your primary residence may qualify you to exclude up to $250,000 of that gain as an individual and up to $500,000 if you file a joint return, if you have lived in the property for 2 of the last 5 years.

The major benefit of that contract is that it's been edited and revised over the years to include almost every contingency you can think of and any attorney in SC is going to know that like the back of their hand.
