The problem is rates are still very fluid so it is hard to say if you can benefit without pulling an even higher interest rate.I would do what @John Underwood said and see if you can do a conventional commercial loan at a lower rate with some cash out.

As the Airbnb laws/rules change and with the fluid of the market you really need to stand out, the thing about long term is it's a lower cashflow but there are not as many variables with the investments as there are with STRs.
