After reading over the horror story of the evicting a tenant from a STR, what are some of the legal and logistical gotchas those of you who have been at this for a while have seen in your neck of the woods by extending stays beyond 30 days in your state/region (ie: above CA laws defaulting stays over X days to traditional housing court)? 

Now I tell them in advance not to expect the refund that day, and I never inspect with a tenant breathing down my neck!

I'm not familiar with your neck of the woods, but I have built two tiny houses for personal use (stick, built block foundation, and shipping container), and looked into several communities when I was scouting land for my off grid projects.

I'm a novice myself so take my suggestion with a grain of salt, but if housing prices were that bloated prior to this disaster then prices are going to plummet, and plummet hard in your neck of the woods. 

It is her smarts and my muscle that we will use to invest with.  

We've all had to flex those creative muscles to navigate these days. 

They chew tobacco in their sleep and have neck tats.

Use signs, flyers and emails with no worries about the state breathing down your neck later.

If anyone is in my neck of the woods and can recommend a great contractor I’m all ears.
