I too had to weed through some pretty bad actors to find the few good ones that actually give the TK investor half a chance.And unfortunately I have 1st hand personal knowledge of at least 200 people that failed miserably buying turn key..

However, we do plan to take legal action, if only to make their lives miserable for the next 10 years that the judgement is good for.

You find a distressed owner (while on patrol) and through your conversation with him, find out that his loser 40 year old kids moved into his home five years ago, his life is miserable and now he "just wants out."

It really only takes one or two individuals out of the entire HOA to make your life miserable, and chances are that in a random sample of say 50 people, you'll stumble onto at least one of those.

When newbies come in here and say, "I'd never do this because I'm an upright type dude" and then ask something that is predatory, how it works, and they ask about three different such issues that begins to paint a picture in my mind.Even thinking you'd just walk away is an unethical approach, even thinking of it as a possibility, that is what these low life, miserable, scamming gurus suggest, so those seeds are planted and I guess new folks think such is just common practice, it's not.Next, I have no idea what idiot would sell subject to without a security interest by wrapping the underlying mortgage in the contract, there does not need to be excess equity retained, the amounts of the underlying mortgage is financing from that seller, unless that lender allows a true assumption!!!
