If I had to leave a takeaway from this post before getting too far in it would be that whatever goals are had you have, we have these goals for a reason and typically it does not go exactly as planned but even if it doesn't go as planned, we can pick up where we left off and give it a fresh start.

Las Vegas attracts investors from all over the world for good reason so I think you are on the right track starting here before expanding.

For that reason (& other reasons like no one was meeting even online), I started Real Estate Rocks. 

Ask questions to find out about their reasons for selling, desired next steps (i.e. relocation, 1031 exchange, etc.), and anything else that is important to them.Ask follow-up questions to dig deeper and learn more (without being too intrusive) then jot down any relevant notes so that you can reference them down the line during your follow-up calls.

From my understanding, many require it be held in an entity name for compliance reasons. 

Not always the case but more times than not, this is the reason. 

I used to do essentially free consulting with new investors on it but gave it up for some of the same reasons - everyone thinks you can just sit at home and buy good properties across the country that are in great shape.
