As long as my price works for them, they are delighted to do business.1 - Think with an abundance mentality.2- Find good deals, regardless of the source, and build a "book" of rehabbers who will buy them from you.Then, you won't have to worry about what other people are doing.

In my opinion, you shouldn't buy notes until you know exactly what you are doing.I switched to notes 2 years ago and I'm delighted that I did - its the most exciting opportunity in the finance space right now (again - in my opinion).

On the bright side, I have introduced them to BiggerPockets and I will also acquaint them with a wholesaler I just met (on BP) and who showed me some fantastic opportunities.I'd be delighted to hear your thoughts about Sheriff Tax Sales and your horror/success stories.

@Clifford Sargento 1) Your decision is made for you if rental raises are capped at 10% a year. 2) If you have discretion to raise, I would present your plan to your parents as a courtesy in case there are any hidden aspects of this relationship that might be revealed3) I don't agree with Bruce that they are delightedly screwing you, but people generally don't do more than they are asked to do.

All of my properties are just outside of Jonesboro, catering to commuters Well having cut my teeth in developing in Nor cal  Oregon and Washington  I suspect what you think is tough we would be o delighted with.. but happy that your doing well. 

As a real estate investor I'm sure you go to local REIA meetings, and I'm sure that on more than one occasion you've had a delightful conversation with someone that impacted how you thought about a particular situation.

There are also delightful areas.
