If you already have completed your undergrad maybe find a graduate level real estate program. 

With a patience, a bit of searching, and budget of ~$140k you can get a 1% property in the West Lafayette school district outside of the areas typically rented by undergrads.  1% on a better neighborhood in south Lafayette would also be good too.

I knew several people that found their housing that way while in undergrad. 

Graduate students only in my book, with no subletting without my approval, which I will not give for undergraduates save in the rarest of occasions.Based on your experience, if there are any considerations to take for expenses when renting to graduate vs. undergrad students, then please share.
