Student Rentals in Evanston

Any of these class A type areas (around northwestern) you pretty much never have late payments or any issues when its rehabbed units. My rentals are on edge or chicago and evanston in rogers park and I still have never even had a late payment. Students tend to move after a year their roommates change, etc. But have been good tenants, I find the best to be couples as they tend to stay the longest. I would just take whatever qualified tenant you get whether its a student or not though. 

Evanston is a solid market. Its a pain to do Airbnb there though if its not your personal residence (inspections, official escape plans on wall needed, etc.) where as its very easy to run airbnb in Chicago. I do one of my units airbnb and it brings in almost 50% higher net average.
