Not that minimum wage is something we should aim for, but it is easy to track.  1975 minimum wage where I am (Canada) was $2.15-2.75/hr (each province has their own), today $13-16.75.hr.I agree that some cities have become unaffordable to many, but you still have people wanting to live there (their choice) and often renting as a result.

I can pick very literally any country on earth, any state, province, region, and have no problem picking out areas of sparse population density, these area are commonly referred to as nature Preserves, or Agricultural lands, water sheds etc..

Whether you are insured through CMHC itself or one of the private insurers, it is colloquially known as CMHC insured mortgages.The programme allows for an owner occupant to insure a mortgage with an LTV >80%:  In the case of an SFH or duplex, up to 95% LTV (5% down payment); for a triplex or quadruplex, up to 90% LTV (10% down payment).Property transfer fees are a provincial matter and while some provinces {like Ontario} do provide rebates to first-time home buyers (again, owner occupied), this is not universal.
