There are sometimes longer escrows, around 30-45 days, the pest inspection which you mentioned, and sometimes certain safety issues that need to be repaired.

Most refinances are taking about 45+ days now anyway so depending on how long your rehab has to go you might need to get started anyway.Hope this helps.
