A lot of members of Bigger pockets seems to have “standard” rules they recommend and push from a lot of post I’ve seen, but almost all of them don’t apply to my area or deals.

So I’m sorta in a dilemma I’m currently under contract for my fourth rental and I was planning to take out another loan from my 401k to put as a 20% down payment which is around 38k but I currently got news that this company that I had applied for 3 months ago are interested in interviewing me and perhaps offering me a job which would increase my income and will have better benefits for me and it’s an overall better company for me long term than my employer that I am working with now.

(For example say a 4 bd/2 ba turned into a duplex each having 2 bd/1 ba)I am also wondering how distressed a property must be to qualify for a 203k... does the home have to first be considered to NOT be in livable condition, or can this loan be applied to a paint and carpet rehab?

You have a greater risk in the more expensive property so you should be compensated for it. if you want $25000 on a $250000 piece of property the same percentage or more should apply.
