Would love to learn from your collective experience as my wife and I are searching for our first flip opportunity. Wether you've done 1 flip or 100....what's the one thing that you know now that you wish you would have known before you got started on that first project?

I wish I knew about polybutylene pipes! We finished the renovation, staged, and sold the house at list price. Only found out during the inspection that it had poly pipes. We had to open walls and repipe the house.
