Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

It's a business with incredible value in terms of stable, predictable revenue and as a retirement asset. 

I would say it's less about comparing the deals using a financial tool and more about comparing them based on fundamentals.

@Christian Anderson - If you have no assets to tap into, you are going to need to find partnerships with those that have capital, or do some hustling to earn the liquidity needed.

Managing this asset and the people in it is not easy, and takes some construction knowledge, people skills and most importantly financial acumen.

I'm sure I sound like a broken record since I discuss this all the time in my other form posts, but in this market, if you want to acquire a cash-flowing asset, you must get creative with your strategy.
